Performed annual cooling maintenance on 2016 and 2018 American standard split systems. Changed 16x30, 18x30, and 14x14 filters in ceiling. Cleared condensation drains. Cleaned condenser coils. Cleaned out electrical compartments. Checked capacitors, amps, and volts. Checked refrigerant charge and temperature splits. Systems are cooling properly at time of maintenance. Cleaned filters and condenser for ductless that serves office. 22 temperature split.

Performed annual maintenance on 2023 American standard package unit heat pump. Changed (2) filters and took temperature split found bedroom system very low on refrigerant and homeowner wanted just maintenance on new system as he decides on what to do with bedroom unit. Cleaned condenser coil. Checked capacitor. Checked amps and volts. 22 temperature split. Cleared condensation drain. Discussed leak search process and cost and cost of Freon and labor for wither condenser coil or evaporator coil for reference when deciding on repair vs replacement. 2014 4 ton gas package unit American standard Hyde’s installed 11/12/14 10 year part warranty, 5 year labor warranty expired. Homeowner waiting for Renewal when he decides what route he’s going with regards to bedroom system. This is second maintenance on 2023 system complimentary.

Checked start and run capacitors. Found master bedroom 40uf compressor capacitor at 2uf , recommended and replaced to prevent breakdown. Made sure all panels are labeled for reference.
Performed annual cooling maintenance on 5 carrier split systems. Changed filters, cleared condensation lines. Cycled systems in cooling. Checked capacitors p, LRA, rla and Fla. checked refrigerant pressures. All systems are cooling properly at this time. Washed condensing units.
Performed a cooling maintenance on a 2013 Trane and a 1998 Rheem condensers. Washed out filters located in ceiling. Cycled cooling systems, checked Freon levels, voltages and system amps. Tested capacitors and start kits. Found capacitor for 2013 Trane unit (serial# KHTAA) low reading 24/35uf. Informed client and replaced capacitor. (Two year part warranty). Also washed condenser coils and cleared condensation lines. Cooling systems are operational at this time.
Client had questions about 20 SEER equipment. Built options for all 3 systems and sending estimates via email. If more than 1 system is installed then only 1 city permit would need to be pulled, saving 900$ per system. Also additional discount of 1000$ per additional unit installed.
Cleaned alerts and set time and date on Honeywell 8000 thermostat.
