Performed annual maintenance in heat on 2 American standards up flows location outside closet, followed Sequence of operation Changed filter rinsed out other, checked amps voltage limit switches safety switches working at range cleared burners cycled burners cleared condensation lines units are working to manufacture specification in heat
These annual maintenance consisted of one American standard up flow system located in the closet access I began with washing the filter to ensure that it is completely dry before putting it back at the end of my preventative maintenance check. I then cleared the condensation line to ensure proper drainage is occurring on the units. The 1050 thermostat is operating properly calling for heat and turning the unit on with no error codes or messages on the thermostat. The amps tested out in good range, ensuring that the system is using a controlled voltage through the unit. The temperature supply is also checking out good ensuring that the home is properly being heated to desired temp overall the American standard system is operating to manufacture standards at this time of service.
Comfort heater service on 2015 American standard gas upflow platinum split systems located. Fau located inside closet. Washed filter and flushed condensate line. Reset air cleaner. Adjusted date and time. Checked all heater and safety components. Surge protection working on indoor and outdoor unit.
Living room area 1050 , condenser #BGHF. Hard lockout, preceded by 177.02 software over current. Current sensor is built in the drive, not a part you can check or replace. Opened condenser to check harness and terminals for good measure, all good. Ohmed out windings, almost all identical. Idle checked drive compressor amps, U-15 amps, V- 7 amp, and W -7 amps, all wiring and sensors undamaged. Coil clean, filter clean, charge good. Reset power and tested in heat mode (mode upon arrival). Checked running amps, CDA showed all same for all windings, meter reading 10 total amps. Drive test passed. Possible hiccup/software glitch. Notes.

Today’s annual maintenance consisted of one American standard upflow system. I began with replacing the two filters in the hallway to ensure proper air flow is circulating back to the unit at minimal restrictions. The thermostat is properly calling for heat and turning the unit on. Of the hitting sequence of operations, checked out good, ensuring that the system was safely heating the home the amps checked out in good range with a controlled voltage. I cleared the condensation line via Jones valve, ensuring that it is properly draining at this time of service overall the American standard unit is operating to manufacture standards at this time of maintenance.
Performed a heating maintenance on two gas furnaces both are package units located on rooftop. Check sequence of operations by checking out all electrical and temperature rise. Also cleaned off all electrical components as well as burners at this time both systems are heating up the house properly reaching designated temperature on thermostat finish maintenance by changing out filters and by making sure systems were cleaned off from all dirt and debris.
Installation of all accessible ducting on two hvac duct systems that can safely accessed without cutting drywall. Flex ducting is R8.0 rated and includes wyes sheet metal connections.

Performed annual heater maintenance on Rheem furnace located inside garage. Changed 14 x 36 and two 14 x 24 filters. Checked amps, volts, capacitor for inducer draft motor and blower motor and clean burner compartment. Checked gas and static pressure is also checked temperature rise and all safety switches. Found all electrical and safety components to be within manufactured specifications. System is operating and heating properly at time service. Unable to perform heating maintenance on living room system serial number 3346 due to system needing new circuit board. New circuit board has been ordered from heating and cooling and will be available for pick up tomorrow. PO number 241825288 –101
Heating maintenance on 2022 American standard platinum split heat pump. Air handler located in outside closet. Change 20 x 25 filter located in filter rack. Checked thermostat for any error or fault codes. Check CDA at condensing unit for any error codes and systems operation. Found all electrical components and refrigerant levels to be within manufacture specifications also check temperature rise. System is operating and heating properly at time of service.
Performed annual heater maintenance on two American standard gas package unit and one package heat pump. Checked clients filter filters and filters did not need to be changed at this time. Checked amps, volts, capacitor, and cleaned burners and electrical compartment. Checked gas and static pressure is also checked temperature rise and all safety switches.Checked refrigerant levels on heat pump. Unit 654L has a weak capacitor and heat pump has high startup amps.. Recommend installing new 80 MFD capacitor and 2 ton start capacitor. start capacitor will lower compressor start up amps. Also recommend installing whole home surge protector to protect equipment and all electrical items located inside home. Emailed estimate for recommendations.
Called the homeowner and informed him that senior technician will be going out later today to confirm what parts need to be ordered if at all any part needs to be ordered to fix furnace. Already informed technician that is heading later today.
